Real Estate Law

real-estate-law-lansdale-paPurchasing real estate is one of the largest investments many business owners and families will make in their lifetime. The real estate team at Hladik, Onorato & Federman have handled cases at every level of the real estate process, protecting the rights and financial interests of their clients.

We’ve worked with sellers, buyers, developers, tenants and landlords, across a variety of real estate transactions and litigation matters including: eminent domain, property purchases, land use & zoning, construction litigation, lease negotiations, and beyond. Our ability to approach real estate matters from multiple perspectives means we are well-equipped to negotiate the best deal for our clients.

Attorneys at Hladik, Onorato & Federman have extensive experience in zoning, subdivision, land development, building permit, and related approval processes. The firm’s long history in Montgomery County provides an intimate knowledge of the workings of the County government and its local communities. In addition, we have significant experience in other southeastern Pennsylvania counties, including Philadelphia, Bucks, Chester, Delaware, Lehigh, and Berks Counties. Our familiarity with local governmental bodies and other approval agencies in each of these counties enhances our ability to advocate for the needs of our real estate development clients.

Whenever possible, we approach the land development approval process as a consensus-building effort. We attempt to work with each municipality and its residents in order to achieve support for or mitigate opposition to a project during the approval process. However, if necessary, we are prepared to litigate development approval issues and the rights of our clients to assure that laws governing the approval process are administered and applied appropriately.

We assist clients with construction law issues, including resolution of construction disputes through mediation, arbitration and litigation in state and federal courts.

Clients in our construction law practice include contractors, homeowners, business owners, builders, subcontractors, developers, suppliers (including a major home improvement retail chain) and financial institutions. It is our goal in every case to resolve our client’s matter in the most effective, economical and efficient manner.

The attorneys in our construction law practice work closely with other practices in our firm to provide our clients with comprehensive services. Issues we handle include those involving the following:

  • Construction defect and delay claims
  • Real Estate Tax Assessment Appeals
  • Contractor and Subcontractor Payment Act
  • Mechanics’ liens
  • Real estate disputes
